Smoke Alarms: A Safety Standard

Over 96% of U.S. homes are equipped with smoke alarms.

It’s second nature — no home is considered safe without one.

Required by Building Code

What once was optional is now mandatory — a public safety measure adopted nationwide.

Leak Detectors are on the same path.

WHY LEAK DETECTORS NOW?

Leak detectors are not a new technology, in fact they have been around for a decade or so in various forms — what is new is the vast amount of empirical evidence that shows that they work—and work very well.

The data that has been gathered by the eggheads for several years in multiple case studies, is categorically showing that homeowners that install a leak detection unit with automatic shutoff dramatically reduce water damage claims.

AHA MOMENT CAME IN 2020

In the most famous study of them, performed by LexisNexis, they concluded:

“New Loss Correlation Study From LexisNexis Risk Solutions Reveals Use of In-Line Water Shutoff Reduces Escape-of-Water Home Insurance Claims by 96%”

The LexisNexis Water Loss Study illustrates the value of in-line water shutoff systems for both consumers and insurers. And that fact does seem to have gotten their attention!

Multiple carriers are now requiring them and we suggest you contact your carrier at your earliest convenience and ask them this question:

Do you provide a discount for a Protective Device with automatic shut-off?

Or: Do you provide a discount for a Leak Detection Device with automatic shut-off?

While there can be no guarantee that your carrier offers a discount, we strongly believe that all the insurers will offer the device discounts in the coming months, as more and more data comes into these boardrooms across the US and the bean counters see the water loss statistics plummet!

Early industry estimates put the number between 88 and 93 million homes that will fall under the purview “required to have a leak detection system.”

Which Insurance Carriers Offer Discounts?

It is imperative that you check with your provider for your particular situation.

Our research is finding that the major insurers are giving discounts for automatic shut-off. Cincinnati Insurance is the most aggressive of the larger carriers — in giving up to 15% annually and State Farm is 8% in most markets. (Please check all these percentage figures with your provider, as they can change.)

The top 10 in that list that all offer “Protective device discounts” are:

  • State Farm
  • Citizens
  • Nationwide
  • Farmers Insurance
  • Chubb
  • Liberty Mutual
  • Amica Insurance
  • AIG
  • American Family Insurance
  • Berkley One
  • Travelers

Leak detection is already starting to become standard in the industry as the carriers take note of the reduced number of claims in assets that contain a “Protective Device with automatic shut-off.”

Insurance PTSD

In 2021 during COVID, I decided to play plumber and tried to fix a leaking shower head in the upstairs bathroom.

My wife and I left the house, and 15 minutes later I got a panicked phone call from my son saying that there was water dripping from the middle of the ceiling downstairs — onto the couch!

Luckily, he knew where the shutoff valve was and was able to prevent catastrophic damage.

Stupidly, I immediately called my insurance company and explained that I had experienced a small leak.

They began a claim and gave me a claim number and an adjuster.

In the meantime, a friend (who’s also a handyman) came over, looked at the damage, and said: “Don’t get your insurance company involved — I can fix this for under $1000.”

So I called the insurance company back right away and tried to retract the claim. They said there was no way they could do that as it was already in the system.

I explained there was no claim to be made anymore, but they said “it doesn’t matter, you’ve already done it.”

I didn’t think much of that little interaction with the insurance company… until it came time to renew my policy.

The house now had a black mark against it. When I went to renew the next year, my premium had nearly tripled — from $2,200 to $6,400.

A LeakSecure Leak Detection System would have stopped that in under a minute and prevented any damage.
